London Bay Renovation completes ‘outstanding’ transformation of Moraya Bay Beach residence

For Barry and Natalie Greene, London Bay Renovation’s transformation of their three-bedroom residence in Naples’ Moraya Bay Beach was nothing short of “outstanding.”

The major renovation realized the Greenes’ objectives, breathing new life – and new light – into the 10th-floor condominium and creating wish-list spaces, including a wine room and an office for Barry cleverly hidden in the master bedroom. Guided by ingenuity, imagination and decades of experience, the London Bay Renovation team overhauled the kitchen, master suite, bathrooms and main living areas, reconfiguring spatial and interior design to enhance openness and introduce a coastal contemporary aesthetic that better reflects the couple’s seasonal lifestyle and personal tastes.

“The renovation team expertly modernized our home, improving interior lighting and adjusting the layout to make better use of the space,” said Natalie. “We were able to replace the butler’s pantry with a reimagined space for a wine room, which was at the top of our list.”

Prior to the renovation, the Greenes’ newly purchased home was decidedly entrenched in the past, with its heavy Old World stone floors popular over a decade ago, dark wood parquet floors in the foyer, walled-in shower and built-in tub in the master bathroom, and a peninsula island in the kitchen. The interrupted flow of spaces and finishes detracted from gorgeous Gulf of Mexico views.

A friend referred the couple to London Bay Renovation, a proven leader in transforming outdated spaces to luxurious retreats with timeless style. The professional team of renovation specialists, interior designers, space planners and architects immediately saw the possibilities and their collaboration with the Greenes led to great inspiration and ideas.

The butler’s pantry, formerly a utilitarian space with extra appliances and storage cabinets, was reimagined as the wine room/wet bar, a sleek contemporary showpiece boasting soft gray cabinetry with flat-panel fronts. The cabinetry integrates dishwasher drawers and an icemaker, dark metal-gray matte countertops and a stunning blue roma quartzite backsplash featuring a soft blue background and shimmering copper veining. There’s also a wine refrigerator and glass-front upper cabinetry displaying barware on interior-lit glass shelves.

As the focal point of the wine room and the oversized countertop of the kitchen’s new custom-designed freestanding island, the Greenes requested a seamless design for the blue roma quartzite– an undertaking that required meticulous planning and innovative logistics.

“The massive hand-selected 300- and 2,000-pound stone slabs were hoisted up to the residence from outside of the building and brought in through a removed glass window on the balcony,” said Bob Dunbar, project manager at London Bay.

The redesigned kitchen created an open-concept floor plan flowing to the dining room and grand salon, an enormous contiguous space showcasing panoramic Gulf views from floor-to-ceiling windows. Imaginative design treatments – narrow cove-lit channels in the ceiling and reglet inserts in the wall of the salon – provide appealing visual accents to expansive surfaces.

The renovation team demonstrated its mastery of space planning in the master suite, carving out a hidden home office with a custom floating desk and a Gulf view behind the bed wall in the spacious bedroom. A dropped ceiling with cove lighting and wall niches add visual interest and dimension with a newfound play of light and shadow.

The bathroom underwent a major facelift. Removing the walls and relocating the tub and shower enhanced openness while spa-like finishes elevated its opulence. As a focal point of the room, the oversized oval tub features a sculptural pleated exterior set on the wood tile platform. Flooring – previously the beige crema marfil marble of the past inset with black accent mosaics – was replaced with 12-by-48-inch pearl gray porcelain tile. A textured version of the tile is used as the vanity backsplash and in the all-glass steam shower, where a Brazilian walnut wood tile floating bench repeats the finish of the tub platform.

“Natalie and Barry both wanted to create a calm, soothing space featuring a soft, neutral color palette and a variety of textured finishes that were easy to maintain,” said Jennifer Curran, director of client development for London Bay, who helped tailor selections to the couple’s tastes and furnishings. “We used a curated combination of elements such as Silestone and porcelain to achieve the elevated, effortless coastal contemporary design they desired.”

Additional renovations targeted the condominium’s two full guest bathrooms, their design predicated by the Greenes’ countertop selections and textural vanity finishes – from black graphite Dekton paired with a grain-forward finish comparable to the master bathroom and Kensho gray Silestone with a Swiss almond-finished vanity.

In the powder room, a small floating gray vanity with a vessel sink, cobalt blue walls, heavy stone floors and gold sconces were updated with a full suede gray floating vanity set against a wall of decorative floor-to-ceiling tile with a gray suede Silestone countertop, integrated sink, glass door pulls and burnished steel scones.

The renovation encompassed all but two guestrooms and exceeded the Greenes’ expectations. Despite a timeline prolonged by impacts from Hurricane Ian, they couldn’t be happier.

“Even throughout Hurricane Ian, the team was very responsive every step of the way. We are very pleased – the final results are outstanding,” said Natalie.
