At Grandview at Bay Beach, London Bay Homes’ luxury 11-story high-rise on the southern tip of Fort Myers Beach, outdoor spaces echo elements of both the building’s island contemporary architecture and amenities, as well as emphasize a connection with nature.
Matthew McFadden, principal of Innovations Design Group, said the firm’s plan for outdoor space was naturally influenced by Grandview’s setting overlooking Estero Bay, the Gulf of Mexico, mangrove-fringed islands and Lovers Key State Park.
The outdoor areas are also a cohesive complement to Grandview’s second-floor amenities level, “The EL,” a reference to the tower’s brand tagline of elevated waterfront living. Planned by Interior Design Associates, the amenities level club room features a palette of cerulean blue, citrine green and turquoise accents with glints of silver and dark undertones. Grandview’s club room also offers several seating areas of contemporary styled furniture.
“We took our cues from the amenity level’s unique approach,” said McFadden. “By following the axis of the club room’s rectilinear space, we created an outdoor extension of that area. Our goal was to creatively play with the juxtaposition between Grandview’s interior and exterior spaces and maximize views of the Bay.”
Grandview features several outdoor gathering areas. Directly adjacent to the interior club room, a covered area offers space for dining. Separated from the club room, but close enough to feel connected, is an arbor-covered fireplace with a built-in TV, bar area and grills that combines with casual seating to create an outdoor living space.
In the open air, a wide oval turf serves as the center for a trio of fire pits featuring comfortable seating. A pergola connects the areas, and creates a terminal viewpoint that showcases the view to the Bay.
Taking advantage of the natural flora and fauna surrounding the site, Innovations Design Group has planned lush perimeter plantings, like Bird of Paradise and Ixora, small flowering trees, and an assortment of palm trees, including Foxtail, Lipstick and Royal Palms.
Following the architect’s island contemporary design, Innovations Design Group incorporated white stucco and white stacked stone veneer throughout the outdoor spaces, along with metal railings that reference Grandview’s terrace railings. Stone pavers in a combination of colors with accent banding complement planters that are both functional and decorative. With wider tops, 18” planters double as seating and are used along with traditional 24” planters. The clean angles of the outdoor seating selections are a continuation of the sleek club room choices.
McFadden said that while his Orlando-based landscape architecture and master-planning firm has worked with Interior Design Associates on multi-family projects throughout Florida, this was their first experience with Bob Hall of Curts Gaines Hall Jones Architects and London Bay Homes.

The tower’s amenities include a fitness center with a yoga studio, men’s and women’s changing rooms, a catering kitchen serving a large lanai and outdoor bar, and two fully decorated guest suites. Interior Design Associates is selecting furnishings and finishes for both club-level amenities and public spaces as well as designing interiors for a model home in Grandview.
London Bay Homes’ award-winning design team for Grandview at Bay Beach also includes Romanza Interior Design and Clive Daniel Home. The firms are creating interiors for two model homes that will feature a relaxed contemporary design highlighting the layered vistas of land and water.
The models will demonstrate the flexibility of the tower’s 58 residences and London Bay Homes’ high level of finishes and luxury appointments. Floor plans offer sunset and sunrise terraces and large expanses of glass that create a see-through transparency.
The final tower in Waterside at Bay Beach, Grandview will offer three-bedroom, three-bedroom-plus-den or four-bedroom designs with 2,400 to 2,900 square feet of living space. Kitchens will feature designer cabinetry and appliances, freestanding island breakfast bars, walk-in pantries and adjoining dining areas.
Grandview’s six penthouses will offer 11-foot ceilings, and private two-car parking garages with storage.
All residences include individual foyers from the elevators, affording the privacy of a single-family home with the convenience of maintenance-free living.
